The pre-construction phase is a vital part of any building process. Also known as the research, development, and design phase, this is arguably the most important element of any piece of building work. If you are thinking of purchasing a home-site, or you currently own land that you would like to develop for a project, it is incredibly important that you are aware of what’s needed. A project like this would require a high level of expertise and experience, as well as the skill and knowledge to actually complete the project. Building requirements differ from city to county, regional, and nationwide depending on the location of the property. While local developers, builders, and general contractors may be used to the traditional permitting process, a lot of changes have been made throughout the covid pandemic. Nowadays the majority of building permits are submitted online with little to no assistance required from the permitting department. While this, in theory, should be more efficient, it does cause additional delays and fees if your permit packages don't contain all of the required documents.

 

Discover-Design-Bid-Build

The Discovery meeting will allow for a thorough “scope of work” to be completed with the team. This will give teams a better understanding of expectations, a property profile, ARB/HOA Guidelines, finishes, features, and anything else that may be needed for your new home or project. After the discovery meeting, your vision will start to come to life with drawings, 3D renderings, site plans, and house plans.

Not only have we dealt with real estate sales and acquisitions of land for homeowners, mid to large-size Community projects, and relationships from past projects with general contractors and housebuilders, but we also have built a strong relationship with the permitting and building offices. We also feel it is critical to be able to spot potential design flaws in house plans that would be a challenge in the field during construction. Hence, our services also include the ability to “Value Engineer” the project. This allows you to cut out wasted costs or expenses during the construction process so that you can save money during the building process.
